Targeted Marketing Gets Your House Sold
Finding your home buyer requires more than just sitting in public search engines. Look, homes don’t sell themselves very often. More often than not, it requires that your agent is proactively promoting your listing.
Consider that 98% of today’s home buyers start their search online, it’s critical to know how to leverage your listing in ways that get it in front of them repeatedly. That means:
Typical marketing efforts are linear in nature. Where each component (image above) acts independently of the other. Today, this method is highly ineffective and is often referred to among marketers, as “hit or miss” marketing. This helps explain, at least in part, why there are high numbers of expired listings (homes that did not sell) even in a Seller’s market.
Effective Marketing Gets Your House Sold
Effective marketing campaigns are radial in nature. Each component functions like spokes on a wheel that lead back to your listing information. Working together they operate as a highly effective marketing campaign.
As you can see in the infographic above, there are many components to this strategy. Because many real estate agents come from all different backgrounds, most of them are unaware of this marketing strategy. Employing this method gets even the oldest listings sold.
There have been many occasions, three of which where in Oak Pointe Country Club and Oak Pointe Honors estates where the homebuyers have tried selling on their own for 2 years, 18 months and 6 months respectively. Each time, I was able to quickly get their listing back at the top of search engines and keep them there.
How do you know it’s working? The first clue is a renewed interest in among home buyers and a steady stream of showings. Quite often, I can generate a purchase offer within the first two weeks.
Many listing agents will give lots of assurances but few will actually back it up. Setting up such an advanced marketing system in place takes considerable effort, time and money. If you’ve ever purchased online ads, you know it’s not cheap. It adds up very quickly!
Your online photos have got to make a big impression. It still amazes me how many people sellers are willing to settle for cell phone photos. Cell phone photos are too narrow and often make the room appear much smaller than it actually is. They are also often dark. Next time you on any of the public search engines such as Zillow, see if you can pick out which listings posted cell phone photos and which ones used a professional photographer.
Because I want your house to make the best first impression possible, I hire a photographer. This cost, along with all advertising costs, are 100% included as part of my professional services. Typically, they add up to 1% of commissions paid to me by my brokerage.
Here is what’s included in my services:
As you can see, right out of the gate, I’ve got skin in the game. Therefore, I place a great deal of effort in getting your house sold quickly.
Keeping you informed on how my marketing is working hard to get your listing in front of people online is important to me. So I send you weekly updates showing you where your ad appeared and how many people have seen your listing.
This aggressive form of advertising is by far the best way to get your house sold fast. I use it on new listings, on former For Sale By Owners, Expired Listings and Luxury Homes too. You see, the more people that view your listing the greater the chance they will click on the ad and visit the custom site I created exclusively for you and schedule a showing.
Your listing will appear all over the internet such as on HGTV, MSN, Amazon, HomeDepot, etc. There’s no limit to where it will appear. This almost guarantees a constant flow of ongoing interest.
To keep you informed, you’ll receive a weekly email update similar to the ones below:
